Thomas D. Dunkel, chief investment officer at Belrose Storage Group and managing director at Belrose Asset Management, has been recognized by Marquis Who’s Who Top Business Owners for dedication, achievements, and leadership in finance.

With nearly three decades of experience, Mr. Dunkel has built a successful career in finance, specializing in financial analysis, capital raising, and scaling small businesses. He currently holds several key positions, including chief investment officer at Belrose Storage Group since 2020, co-founder and managing director at Belrose Asset Management since 2009, and president of both Elbow Holdings LLC and TD Properties Unlimited Inc. since 2006. His responsibilities encompass developing leaders and teams, overseeing financial operations, including capital formation, and working with lenders to secure loans and raise capital from investors for facility acquisitions. His experience also includes serving as vice president of planning and analysis at NutriSystem from 2005 to 2006, vice president of financial planning and analysis at Stonepath Group Inc. from 2003 to 2005, and vice president of technology investment banking at Investec, Inc., formerly PMG Capital, Pennsylvania Merchant Group, from 2000 to 2002. He also served as a senior financial analyst on the mergers and acquisitions team and assistant treasurer at Veridian Corporation from 1996 to 2000. Additionally, he co-owned US Mortgage Regulation in 2010 and has been a speaker in his field.

Mr. Dunkel is an active member of Self Storage Mastermind, a coach at RaiseMasters, and a participant in Capital Collective. He also dedicates his time to community service, having served as a committee member for Boy Scouts of America Troop 19, on the Constellation District Eagle Board, and with the Cradle of Liberty Council, Boy Scouts of America, from 2013 to 2021. Additionally, he mentors young entrepreneurs and is the founder of the Jennifer Quartana Guethoff Memorial Fund at William & Mary. In recognition of his achievements, he was honored with the $10 Million Capital Raised Trophy in 2024, the $5 Million Capital Raised Trophy in 2023, and the $1 Million Capital Raised Trophy in 2022. Laying a solid educational foundation for these successes, he earned a Bachelor of Science in Business Administration in financial management with a minor in economics from the University of Delaware in 1990, followed by a Master of Business Administration in finance and accounting from the William & Mary Raymond A. Mason School of Business in 1995. 

Reflecting on his path, after completing business school in 1995, Mr. Dunkel began his career in mergers and acquisitions within the aerospace industry, where he worked alongside Ivy League MBAs, ex-fighter pilots, and former astronauts, gaining valuable business, leadership, and financial modeling skills. Transitioning to investment banking, he advised companies on mergers and acquisitions and capital raising. In 2006, he ventured into real estate, but the Great Recession forced him to adapt quickly. Despite early challenges, he reinvented his approach, starting to buy residential mortgages in 2009, and in 2010, he co-founded US Mortgage Regulation, which has since generated over $56 million in revenue, allowing him to explore further opportunities, including the storage business.

Mr. Dunkel takes great pride in the team he has built at his current company, which has allowed him to transition into more of an advisory role. The creation of a self-managing business has given him the freedom to focus on mentoring, coaching, and personal pursuits. He attributes his success to surrounding himself with talented individuals and persevering through challenges. In the coming years, he aspires to expand his mentoring efforts and acquire additional storage facilities while gradually reducing his involvement in the day-to-day operations of the storage business. He is passionate about coaching and advising, with a goal of having a greater impact on others, and he enjoys speaking at national events and sharing his story to inspire fellow professionals. His immediate focus is on building and developing leaders within his company, enabling them to take over decision-making and operations, allowing him to step back further. His long-term goal is to positively influence as many people as possible, helping them learn from his experiences and achieve even greater success.
